Preparing for your BER assessment

1. Access to the Property

Clear and Safe Access:

The assessor needs to be able to safely and freely inspect all areas of your home, including the attic, heating systems, meter cupboards, and all doors and windows. 

Unlocking and Unobstructed Access:

Ensure that all areas are unlocked and accessible, including any outdoor buildings containing heating appliances. If possible, please pull up window blinds.

Identify Upgrades and Extensions:

Be prepared to discuss any extensions or upgrades you've made to your home. 

2. Gathering Documentation

MPRN Number & Eircode:

Have your Meter Point Reference Number (MPRN) from a recent electricity bill readily available and your Eircode.

Construction Year:

Be prepared to provide proof of your home's construction year, such as property deeds or architectural plans.

Upgrades:

Gather any documentation for upgrades, such as boiler make and model, certification for windows and doors, and builder invoices.

Heating System Details:

Provide details about your heating system, including the make and model of your boiler or other heat sources. 

3. Discussions with the Assessor

Discuss Upgrades:

Talk to the assessor about any home energy upgrades you've made, as these will impact the BER. 

Previous Assessments:

Discuss any previous BER assessments that have been carried out on your home. 

Documentation Sufficiency:

Ask the assessor if the documentation you've provided is sufficient to fully account for all upgrades, and be prepared to provide further documentation if needed. 


The BER Process

  • BER Cert Dublin work 7 days a week and therefore will arrange a day and time that best suits you.
  • We carry out an assessment of your home which involves looking at the heating system, ventilation, windows and doors, lighting, and meter cupboard. We require access into every room and also look in the hot press and attic.
  • The amount of time required to complete a BER assessment will depend on the complexity and size of your home. It usually ranges from 1 to 2 hours.
  • The BER Certificate and Advisory Report will then be issued to you once calculations have been carried out using SEAI software. We will advise you of a turnaround time when you initially make the booking.
  • In addition to the SEAI computer-generated advisory report you will receive with the BER Certificate, BER Cert Dublin can provide you with a clear and practical BER Improvement Report detailing step by step upgrade recommendations, specific to your requirements how to improve your BER rating and reduce energy consumption.
