What is a BER?

A Building Energy Rating (BER) is a certificate that indicates the energy performance of a building, specifically homes and dwellings, on a scale from A to G, with A being the most energy efficient. It's a key indicator of a property's energy efficiency, running costs, and carbon emissions, and is often used by potential buyers or renters to compare properties. 

Who needs a BER?

In Ireland, a Building Energy Rating (BER) certificate is required for buildings being offered for sale or rent. This includes new homes and existing buildings, with some exceptions like protected structures. 

How is a BER calculated?

A BER is calculated based on the amount of energy the home requires for space and water heating, ventilation, and lighting.

The calculation uses the Dwelling Energy Assessment Procedure (DEAP). This is Ireland's official method for calculating a dwelling's BER.

What is the BER rating scale?

The rating scale looks similar to the energy rating labels for household appliances. It rates the home on a scale from A-G.

A-rated homes are the most energy-efficient and comfortable. They tend to have the lowest energy bills.
G-rated homes are the least energy-efficient. They typically require a lot of energy to heat the home and have the highest energy bills.

How long does a BER assessment take?

Usually between 45 minutes and 1.5 hours depending on the size and complexity of the property.

Do you provide non-generic upgrade recommendations specific to my property?

Yes we do. In addition to the SEAI computer-generated Advisory Report you will receive with the BER Certificate, Energy Solutions Dublin can provide you with a report detailing step by step upgrade recommendations, specific to your property and requirements on how to improve your BER rating and reduce energy consumption.

How much does a BER cost?

BER Cert Dublin provide fair, transparent pricing based on numerous factors, such as location, size, and upgrades.

All properties are individual and therefore the time and effort required to travel, complete the assessment, and prepare the report will vary.

The cost of a 1-bedroom apartment on the Northside of Dublin is €150 and a typical 3-bedroom semi is €170. The prices include VAT and €30 SEAI Publishing Fee.
